"Condesa de Venadito 1: A high-rise repositioning".

Condesa de Venadito, 1 -in Madrid- was sold by GMP to InmoCaixa at the end of 2022. It was a LEED-certified asset but disconnected from its surroundings and without an identity in the area.

InmoCaixa entrusted plug&go with the project and asset’s repositioning.

Plug&go corporate architecture, defined a common thread that strategically oriented the building towards potential clients in the area. Companies that value integration into the city and having a green, serviced environment close to the airport.

Finally, a new naming: Linearis, for a building that was previously known by its location.

The district as a connecting axis

The idea of district, especially in a space shared with several premises with restaurant and gym, was the starting point for the project. From plug&go, we wanted to embrace the office building, gym and two restaurant areas with popular brands as a district. A place where you can work in a different way, with green spaces and areas for disconnection.

For this reason, the design was oriented to look for this integration and not to focus on the common areas of the building, but we had to take the building outside.

The roof terrace. The in&out connection

For this reason, one of the proposed actions was also to recover the technical roof as a terrace for common and private use. To take the amenities to the outside terrace area. Recover the opportunity to have different scales of green connection: at street level, with areas for informal meetings, rest, strolls, restaurants and gym. And in height, in a magnificent 360º terrace that allows us to see Madrid from the sky and invites us to hold events.

The paradigm change. #Behybrid

Our knowledge of the potential tenants in this area was also a plus when it came to understanding the potential of Condesa de Venadito 1. Not in vain, we have recently carried out the fit out D&B for companies such as Hipogés, Techedge and Prematecnica.

The clients who opt for the area are looking to be in an environment with a human scale, services and green areas, in the city. They do not need to be in the prime financial districts but they  want to feel the neighbourhood. They are companies with young employees and require large spaces to fit their corporate headquarters within a new hybrid model, for this reason they value: services, amenities and a lot of in&out connection where go to the office is an experience to feel the community. Connecting with others.
